Quick answer
A fast business loan secured on property is quick because steps are removed, not rushed: a direct lender decides, the lender assesses value itself instead of ordering a valuation, and conditional approval needs only photo ID, a rates notice and a mortgage statement. We lend $20k to $5m this way, with an indicative answer usually in minutes and funding in as little as 24 hours from a clean, complete scenario.

“Fast” means different things to different lenders. For an online lender, it might mean $30,000 tomorrow, repaid by a debit every business day. For a bank, it might mean three weeks instead of six. For a business owner with a settlement on Friday or a tax notice running down, fast means one thing: enough money, in time, on terms the business can live with.
We’re a direct private lender, and we lend $20,000 to $5,000,000 secured on Australian property. This page explains why a property-secured loan from a direct lender can be one of the quickest ways to raise a serious amount, what genuinely speeds a loan up or slows it down, and how to compare fast options without trading one problem for another.
Why can a property-secured loan be fast?
Most of the time in a business loan isn’t spent deciding. It’s spent waiting: for financial statements, for a valuer, for a credit committee, for a broker to hear back. Our process is quick because those waits aren’t in it.
- The lender decides directly. The specialist on the phone works for the lender funding the loan. There’s no panel, no broker relay and no second credit team.
- No sworn valuation. We assess the property ourselves using title, location, condition and comparable sales. That removes the slowest step in most secured lending. Read no-valuation loans.
- Three documents for conditional approval. Photo ID, a rates notice and the latest mortgage statement. About 15 minutes to send.
- No serviceability test. There’s no minimum trading period or turnover and no repayment calculator to satisfy, so there’s no stack of financial statements to prepare.
- Electronic settlement. Mortgages and caveats are lodged electronically in every major state, and most settlements run through PEXA, so there’s no courier waiting for paper titles.
Put together, an indicative yes or no usually comes within minutes of a short call, and funding can happen in as little as 24 hours from a clean, complete scenario.
What does “clean, complete scenario” mean?
It’s the phrase we use for a deal where nothing is waiting on anyone. In practice:
- The numbers you gave us match the title search and the loan statements.
- Every registered owner, director and guarantor is available to sign and verify ID.
- Company and trust documents are to hand where an entity is involved.
- Any lender being paid out has issued its payout figure.
- Your solicitor can review and witness the documents promptly.
- The purpose and the exit are clear.
When all six are true, the timetable is short. When one is missing, the loan waits for it. That’s why we never guarantee a funding time; we tell you what’s realistic and then work to it.
Which fast options are worth comparing?
| Option | Typical speed | Typical size | Repayments | Main drawback |
|---|---|---|---|---|
| Property-secured private loan (us) | Indicative answer in minutes; funding in as little as 24 hours from a clean, complete scenario | $20k – $5m | None for 6 months, then interest-only | Needs property with equity |
| Unsecured online business loan | Often a day or two | Usually smaller | Daily or weekly debits from the start | Expensive, short and hard on cash flow |
| Invoice finance | Days to set up | A share of approved invoices | Repaid as customers pay | Only works with suitable invoices |
| Bank business loan | Weeks | Varies | Monthly from the start | Slow, with full financials and servicing |
| ATO payment plan | Varies | Tax debt only | Instalments plus interest charge | Interest is no longer deductible; defaults are costly |
business.gov.au’s guide to applying for a business loan explains the difference between secured and unsecured credit, and the ATO confirms its general interest charge is no longer tax-deductible, which changes the payment plan comparison. Our secured vs unsecured comparison goes into the trade-offs in more depth.
Which loan structure is quickest?
- Caveat loan: usually the quickest security to put in place, often behind an existing bank loan. See caveat loans.
- Second mortgage: nearly as quick if the first lender’s terms don’t require consent. See fast second mortgages.
- First mortgage over debt-free property: quick and simple, with no other lender involved.
- Refinancing an existing lender: usually the slowest, because the outgoing lender controls the payout timing.
A specialist will recommend the quickest structure that still suits the loan, and a caveat loan can be converted to a registered second mortgage later if needed.
How much can you borrow quickly?
Anywhere from $20,000 to $5,000,000, within the property’s equity. Residential property supports total borrowing to 80% of value and commercial property to 70%, after existing debt, with tighter limits on big acreage and on properties valued below $800,000. Several properties can be combined, and a family member’s property can be offered as third-party security. Size alone doesn’t slow a loan; the number of properties, owners and outgoing lenders does.
How do you make your loan faster?
- Give exact figures in the first conversation, especially what’s owing and to whom.
- Tell every co-owner and guarantor today that they’ll need to sign and verify ID.
- Find the trust deed, company extract and latest loan statements before you call.
- Ask any lender being paid out for its payout figure immediately.
- Tell your solicitor or conveyancer what’s coming and when.
- Have a one-sentence answer to “how will this be repaid?”
The documents checklist has the full list.
What happens after the money lands?
Speed is no use if repayments start crushing cash flow the following week. Our loans start with no repayments for the first 6 months, because interest is capitalised. After that, interest is paid monthly on an interest-only basis. There are no daily or weekly direct debits. Terms are open, so there’s no maturity date to race, no fee to extend and no early repayment penalty, and you can pay down from $10,000 anytime. Unused capitalised interest is rebated if you repay early.
Who can get a fast business loan?
Companies, trusts and sole traders, including start-ups, with property equity and a business purpose. Credit issues, including defaults, arrears and ATO debt, are considered and never disqualifying on their own. What we can’t help with: personal or household purposes, loans without property, or a loan that would sit third behind two existing mortgages.
What does it cost?
Going quickly doesn’t cost extra. The price is set by the security, the gearing and the exit, and it isn’t advertised because every loan differs. Valuers’ fees, monthly and line fees and extension fees don’t apply; a modest commitment fee does, once a loan is conditionally approved.

Frequently asked questions
What is the fastest way to get a business loan in Australia?
If you own property with equity, a property-secured loan from a direct private lender is usually the fastest route to a meaningful amount. An indicative answer can come within minutes and funding in as little as 24 hours from a clean, complete scenario.
Why is a direct lender faster than a broker?
There's no one in between. The specialist you speak to works for the lender that funds the loan, so there's no waiting for a broker to package the file and for another lender's credit team to pick it up.
Does a fast loan cost more?
Not because it's fast. Each loan is priced on its security, LVR and exit. There's no rush fee, no valuation fee and no monthly or line fees.
What slows a fast loan down?
Usually something outside the lender: a co-owner who isn't available to sign, a missing trust deed, an outgoing lender's payout figure, or figures that change once the title is searched.
Are fast unsecured loans a better option?
They can suit small, short needs if you have no property. They're usually smaller, more expensive and repaid by daily or weekly debits. If you have equity, a secured loan normally gives you more room.
Can I get a fast loan with bad credit?
Yes. Defaults, arrears, ATO debt and thin credit files are considered and never disqualifying on their own. Because there's no credit check to enquire, finding out doesn't cost you anything.
