Quick answer

An urgent secured business loan is fastest when the security is simple: one property, owners who can sign today, no lender whose consent is needed, and a title with nothing unexpected on it. Funding can happen in as little as 24 hours from a clean, complete application, on loans from $20k to $5m. Choosing which property to offer, and in which position, often matters more than anything else.

Key points

  • The security you choose sets the pace more than the lender does
  • A debt-free property or a caveat usually beats a second mortgage that needs bank consent
  • Every registered owner must sign, so property in one name is quicker than property held by many
  • Company and trust property moves fast when the extract and trust deed are ready
  • Urgency never replaces a clear exit or a genuine business purpose

When a deadline is close, most owners focus on finding a lender who can move quickly. That matters, but it’s only half the picture. The other half is the security itself. Two business owners with the same need and the same lender can settle days apart purely because of which property they offered, who owns it and what’s already on its title.

This page is about choosing the security that can settle fastest. If you’re still working out how long you have, our page on deadline-driven loans against property sets out the common deadlines and what’s realistic in each window. Here we assume the deadline is known and the question is simply which of your properties, in which position, gets you there first.

What makes a secured business loan fast or slow?

On our side, the steps are short: there’s no sworn valuation, an indicative answer usually comes from one phone call, and funding can happen in as little as 24 hours from a clean, complete application. The variable is everything that depends on other people:

  • Consent. Whether an existing lender must agree before a further mortgage is registered.
  • Signatures. Whether every registered owner can sign and verify identity promptly.
  • Entity paperwork. Whether the company or trust documents that show who can sign are ready.
  • Payouts. Whether an outgoing lender has to issue a payout figure.
  • Surprises on the title. A forgotten caveat, an old mortgage or an unexpected lease.

Every one of those is shaped by the security you choose.

Which title position settles fastest?

Position What has to happen before funds flow Usually fastest when
Caveat loan Loan signed, caveat lodged on the title The need is short and the amount modest
First mortgage over debt-free property Mortgage signed and registered; no other lender involved You own a property with no loan on it
Second mortgage Mortgage signed and registered; existing lender’s consent if its terms require it Your bank answers consent requests promptly
First mortgage refinancing a bank Bank’s payout figure and discharge arranged at settlement The bank issues payout figures quickly

A caveat can later be converted to a registered second mortgage, so starting with a caveat to meet the date and moving to a mortgage afterwards is a common pattern. Our fast second mortgage page covers the bank-consent issue in detail.

Does who owns the property change the timetable?

Yes, because every registered owner signs. The more owners, and the more formal the ownership, the more there is to line up.

Ownership What’s needed to sign Speed tip
Sole trader, own name Your ID and signature Usually the simplest of all
Two owners (for example, a couple) Both IDs and signatures Make sure both are reachable on the day
Company Directors sign for the company; directors usually guarantee Have a current company extract ready
Trust Trustee signs; deed must allow borrowing and security Send the trust deed and every variation upfront
Someone else’s property That owner signs and should get independent advice Book their solicitor appointment early

Companies, trusts and sole traders can all borrow, including start-ups. There’s no minimum trading period or turnover, so a structure set up recently isn’t a barrier, but its documents still need to be complete. Our company or trust owned property page explains what’s checked.

Which property types move quickest?

Speed has more to do with simplicity than value. Residential, commercial, industrial and rural property and vacant land can all secure a loan, but some carry more questions:

  • A house or unit in an established area raises the fewest questions.
  • Tenanted commercial or industrial property moves well once the lease is supplied.
  • Rural property and large acreage are assessed case by case, and the lending limit is lower on large acreage.
  • Vacant land depends on zoning and services, so allow a little extra time.

Titles Queensland notes a current title search shows the owners and registered interests “including mortgages, easements, covenants, leases and caveats”. Pulling a search yourself before you enquire is a quick way to spot anything that could surprise the lender later.

Own more than one property? How to choose which to offer

If you have a choice, a few rules of thumb point to the fastest option:

  1. Offer debt-free property first. No consent, no payout figure, no second lender.
  2. Prefer property in fewer names. One or two signatures beat five.
  3. Prefer property behind a responsive lender if a second mortgage is needed.
  4. Offer enough security for the amount, not more. Adding titles adds signatures and registrations.
  5. Keep the home out if another property will do. It’s often the slowest to line up, because family members are involved.

If no single property is enough, several can be combined, with a first mortgage on one and a second mortgage or caveat on another. A quick way to test the options is to run the 60-second loan check for the property you’d most like to use.

Illustrative example: same need, two securities

Illustrative example only; the business and figures are made up.

A Melbourne commercial cleaning company receives a director penalty notice for $180k. The ATO’s page on director penalties is clear that “You have 21 days to take one of those options”, and paying in full is one of them. The director owns two properties:

  • the family home, jointly with his wife, with a bank loan whose terms require consent to any further mortgage;
  • a small office unit, in his own name, debt-free, assessed at around $500k.

A second mortgage over the home would depend on the bank’s consent and two signatures. A first mortgage over the office depends on one signature and nothing else. Illustrative: at a 70% commercial limit, the office supports up to $350k, comfortably covering the $180k. The director offers the office, sends ID, the rates notice and the ATO statement on day one, and the payment goes to the ATO at settlement. Interest is capitalised, so nothing is payable for the first 6 months while the company’s receivables catch up.

What shouldn’t urgency change?

Speed is useful only if the loan still makes sense afterwards. However tight the deadline, three things stay fixed:

  • The exit. A loan can’t be approved without a credible way to repay it. Have it ready to explain.
  • The purpose. These loans are for business purposes only.
  • Advice. Every owner should understand the documents before signing, ideally with their own solicitor.

On the clock? See if you qualify today

The quickest loans start with an enquiry that already names the property, the amount, the deadline and the payee. Give us that, and a specialist can tell you plainly which security will get you there in time.

The loan check takes about a minute, and there’s no credit check when you enquire, so your credit file isn’t touched. You’re dealing with the direct lender, so your details aren’t farmed out to a pile of lenders and your phone stays quiet except for one call from a real specialist. Answer the property and debt questions accurately, because on a tight timetable a correct first answer is worth more than a fast wrong one.

Frequently asked questions

What is the single biggest cause of delay on an urgent secured loan?

Waiting on someone outside the loan: usually an existing bank asked to consent to a second mortgage, or an owner who can't sign quickly. Choosing security that avoids both is the most effective way to save time.

Is a caveat loan always the fastest option?

Often, but not always. A caveat can be lodged quickly once documents are signed, which suits short, urgent needs. If you own a debt-free property, a first mortgage over it can be just as quick and may suit a longer term.

My property is owned by my family trust. Will that slow things down?

Only if the paperwork isn't ready. The trustee signs, and the trust deed has to allow it to borrow and give security. Send the deed and any variations with your first documents and a trust is rarely the bottleneck.

Can the funds go straight to the ATO or a vendor?

Yes. Paying the creditor or vendor directly at settlement is common on urgent loans. Provide the payee details and reference with your documents so the payment is set up in advance.

Do I need a valuation before an urgent loan can settle?

No. There's no sworn valuation; we assess value ourselves. That keeps an inspection booking and a report off the critical path.

What if my figures turn out to be wrong?

Tell us immediately. A debt or interest on the title that wasn't mentioned can force the loan to be restructured. On an urgent timetable, accuracy at the start is what protects the deadline.
